If an Energy Perfomance Certificate (EPC) is not commissioned after 1st October 2008, the agent/landlord will be subject to charges from local trading standards enforcement officers. These fines can be repeated if the transgressor does not comply. A ‘fixed penalty charge’ notice of £200 will be levied per property plus the cost of an EPC.

Agents that are found to be consistently contravening the new regulations will be liable to have a banning order issued against them from the Office of Fair Trading if there are a number of such breaches.

Ideally, an EPC should be undertaken as soon as you start marketing the property as applicants will need to be shown it on request. The charge for the EPC should be passed onto the landlord. There will be recommendations that can be acted on before the commencement of the tenancy if the landlord or agent deems it necessary.

An EPC must be provided to a potential tenant or buyer no later than:
1) Any written information about the building is provided in response to a      request for information.
2) When a viewing is conducted.

This certificate will be valid for ten years unless you have made changes to the energy efficiency of the property.

It will provide agents with a good marketing tool to advertise the energy efficiency of a property. The report will also in some instances provide information as to how a property can be improved and can be used as guidance to your landlords. This can range from installing a new condensing boiler to low voltage light bulbs.

Energy Performance Certificates tell you how energy efficient a home is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills are in band A. Better rated homes should have less impact through lower carbon dioxide (CO2) emissions.

The Certificates includes recommendations on ways to improve the home's energy efficiency to save you money and help the environment.

'The Energy Performance in Buildings Directive' laid down by Parliament in March 2007 requires all buildings to have in place an EPC before either a sale or letting takes place under the terms of the directive and will be valid for ten years.

In essence your property is going to have its own carbon footprint taken. Will we grade the energy efficiency of your property by grading the carbon emissions. The grading will be from a scale ranging from A-G.

Obviously if it is a good footprint it is going to be a selling point for your property and will be more attractive to applicants as the energy bills are likely to be less the better the footprint. It is therefore worth taking the EPC's seriously.
