Gas Safety Certificate

In 1996 it became law that all landlords who rent part or all of a property must ensure that all the gas appliances are certified to prove that they are safe annually. This must be carried out by a Gas Safe Registered Engineer.

This ensures your gas appliances including your boiler and gas oven if you have one is safe and fit for purpose. You have then fulfilled you legal responsibility as a landlord or agent.

The Landlord Gas Safety Inspection includes the following elements:

1. A Pressure test
2. Gas tightness
3. Burner pressure/gas rat against manufacturers place
4. Adequate ventilation test
5. Flue flow test
6. Operations of flame failure devices
7. Physical stability
8. Check to ensure any unsafe elements of operation

The Inspection can take anything up to an hour. A Certificate will be issued to the tenant and a copy given to the agent or landlord once payment has been received.

A boiler service at the same time as the gas safety certificate is cost effective as there is a 30% discount when both are done at the same time. Most boiler’s warranty stipulates that the boiler is serviced annually. Servicing the boiler also reduces the costly breakdowns and prolongs the life of the boiler.
