Electrical Certificates

A Periodic Inspection Report (PIR) are required to ensure that a property being let is safe and fit for purposed. The 2004 Housing Act states that electrical wiring and appliances must  be  safe and fit for purpose.

Certifa is here to provide landlords & agents with electrical test reports (PIR) so you can comply with your statutory obligations. All our electricians our registered with the NICIEC or similar government nationally accredited body.

If an electrician has not been instructed to produce an industry standard examination of the electrical wiring and appliances the liability will fall on the agent or landlord, and they will have to prove a duty of care. Insurance companies will only validate a claim if the report was carried out by a qualified electrician or there is up to date evidence that the property has been passed safe and fit for purpose.

The Periodic Inspection Report (PIR) consists of the following:

  1. A full wiring test;
  2. A detailed inspections & testing of fixed wiring reporting on the condition of the wiring and installations;
  3. Check to ensure compliance with BS 7671;
  4. Report and recommendations, identify any remedial work required;
  5. Quotation for works is request;
  6. Full six page report on the above.

Once the property has been passed as safe and fit for purpose the certificate will be issued. Please note that if it fails we will notify you of what works need to be carried out in order to pass.
